We understand the fast paced life outside the walls of the Country Cabin Manor and we want to help minimize the confusion surrounding the availability and the reserving of our rooms.


For this reason we want to handle your reservations personally, over the phone, so you can talk to a "real person" who is sensitive to your needs.

Simply pick up the phone and give us a call and we will verify the availability of the room you desire and book your reservation.

This gives us the opportunity to serve you better by listening to any specific needs you may have while you are our guest at Country Cabin Manor.

Gift Certificates are available!


Gift certificates may be purchased directly from us with just a phone call.  Great idea for a wedding, anniversary, or birthday gift for that special person!  We will be glad to send the certificate directly to the recipient.

        Reservation/Cancellation Policy Details

          In order to hold your room, we require major credit card information to guarantee payment and confirm your reservation. By confirming your reservation with your credit card, you are guaranteeing your arrival and payment for the room reserved. In the event you fail to arrive and register as planned, you agree to accept charges on your card for the reserved room, unless you have cancelled in a timely manner. Timely manner means two weeks notice for regular reservations and four weeks notice for special events reservations. 

       Cancellations must be received in writing or by a personal telephone conversation with Alan or Judy.  No reservation cancellations will be accepted on the answering machine, but you may leave a message for us to call you regarding your reservation. Untimely cancellations will result in room charges to your credit card account.  If you have booked less than two weeks in advance of your arrival date, you must give a minimum of 48 hours notice to cancel your reservations or room charges will be applied. 



Alfred University Special Events/Dates


 The following events/dates fall under the minimum two-night stay and the 4-weeks cancellation policy.

For specific dates of above listed AU Special Events, see our Availability Calendars Page.  We encourage you to check our Availability Calendars  and book early as important dates fill up fast!  The availability calendars are only a guide line and do not guarantee you the availability of a room. If you are booking well in advance and the date/rooms you desire are not available, we will be happy to place you on the waiting list, as cancellations are always a possibility. Please call 607-587-8504 to make a  guaranteed reservation.


                       Special Events/Dates Reservation/Cancellation Policy

     There is a minimum 2-night stay and 4 weeks cancellation policy in effect for all special AU dates.  At the time you make your reservation, one half of the room rent amount is due and payable as a deposit to hold your room(s).  We ask you to send a check for that amount within 7 days.  (If you are booking  within 7 days of  your arrival date, the deposit amount will be charged to your credit card.) 

           If you cancel your reservation before the 4 weeks notification date, your deposit money will be refunded to you less a cancellation service charge of $15.00 per room.   If you cancel your reservation after the 4 weeks notification date, your refund will depend on our ability to rebook your room(s) to another guest. No refunds will be given if we are unable to rent the reserved room(s) to another guest, in which event your credit card will be charged for the balance of the reservation amount. Any refund in this period will be assessed a $25.00 cancellation service charge per room.


Extended Stay Policy


Extended stay refers to any reservation involving more than three nights in our B&B.

Persons making extended stay reservations will be required to submit advance payment of half the total room charges for the entire duration of the extended stay period. Two weeks notice of cancellation is required.  Advance payment will then be returned less a cancellation fee of $25 per room reserved.  Cancellations less than two weeks from arrival date will incur a fee of $50.  Cancellations less than 48 hours from arrival date, and "No Shows" will forfeit the full amount of the advance payment.  Inn owners retain the right to require extended stay guests to sign an extended stay agreement. If such agreement is requested by innkeepers, guests will be notified at the time of reservation.
